Making Small Spaces Work by the Ocean
Custom cabinets in Hallandale Beach are mostly about square footage. This is a compact city of about 4.2 square miles of land squeezed between Hollywood, Aventura and the Atlantic, and the Census puts the average household at just 2.12 people. In many condominium units the kitchen is a galley and the bathroom vanity is barely wider than the sink. Custom cabinetry lets us use every inch rather than accept the gaps that stock sizes leave behind.
Getting more from a galley
Galley kitchens in condo buildings are long and narrow, and the end wall is usually wasted. Our usual moves:
- Full-height cabinets on the end wall for a pantry and broom storage
- Shallow 12-inch-deep base cabinets on one side where a full 24-inch depth would pinch the walkway
- Drawer bases throughout, because drawers hold more than door-and-shelf cabinets of the same size
- Uppers taken to the ceiling with lift-up doors that will not hit you in a tight space
- Integrated panels on the refrigerator and dishwasher so the room reads as one wall
Working with your association
Under Florida Statute 718.113, a condo owner may not do anything inside a unit that would harm the safety or soundness of common elements, and many buildings have their own renovation rules on top of that. Expect forms, a certificate of insurance from the contractor, elevator reservations and set work hours. We prepare a written scope and drawings for the board, keep sinks on existing plumbing lines and avoid cutting into walls that may be structural or shared.
Why building schedules matter right now
After the 2021 Surfside collapse, Florida passed SB 4-D in 2022, requiring milestone structural inspections for condo buildings three stories or taller and preventing associations from waiving structural reserves. Under the current statute, the first inspection is due by December 31 of the year a building turns 30, and a local agency may move it to 25 years for conditions such as proximity to salt water. If your building is in the middle of inspections or concrete repair, the association may limit unit renovations or elevator access for a while. We suggest asking the manager about upcoming work before we set an install date.
Salt air and seasonal closures
With the Atlantic on the city's eastern edge, ocean air reaches balconies and units near the beach. Salt is hardest on metal, so we specify stainless or well-coated hinges and slides, avoid raw steel, and seal all edges of every box and door. Housing data also points to many part-year residents: the 2020 census found 31.4% of the city's 28,443 housing units vacant. If your unit sits closed in summer, leaving the air conditioning on a humidity-control setting protects new cabinets as much as any material we choose.
Single-family homes, too
West of the beach, Hallandale Beach grew from a farming settlement founded by Luther Halland and Swedish immigrants, and its older single-family streets have compact houses with small kitchens of their own. The same space-saving ideas apply, and owners there have fewer association hurdles.

- Small households, many seniors. Hallandale Beach averages 2.12 persons per household, 23.4% of residents are 65 or older and 54.9% of homes are owner-occupied (Census ACS 2020-2024).
- Many part-year homes. The 2020 census counted 28,443 housing units in the city, 31.4% of them vacant, with a rental vacancy rate of 10.0% and 19,512 households.
- Swedish farming roots. Named for Luther Halland, the town was incorporated May 14, 1927 as Broward's eighth municipality, became the City of Hallandale in 1947 and was renamed Hallandale Beach on August 27, 1999.
- Condo inspection law. Florida's 2022 SB 4-D created milestone inspections for condo buildings three stories or taller and barred waiving structural reserves; a 2023 amendment let local governments set the first inspection at 25 or 30 years.

Hallandale Beach Questions
What does my Hallandale Beach condo board need before cabinet work starts?
Most boards ask for a written scope, drawings, the contractor's certificate of insurance and an agreed schedule for the elevator and work hours. We prepare the scope and drawings; check your building's renovation rules for anything extra.
Can I get a real pantry in a small galley kitchen?
Usually. A full-height cabinet on the end wall or a shallow pull-out next to the refrigerator can add a lot of storage without narrowing the walkway.
Will milestone inspections in my building delay a cabinet project?
They can. If the association is doing inspections or concrete repairs, it may restrict renovations or elevator use for a time. Ask your manager about the schedule before we book installation.
What hardware lasts near the ocean?
Stainless steel or high-quality coated hinges and slides resist salt air far better than plain steel. We also seal every box and door edge.
