Custom Cabinets in Pembroke Pines, FL

East of I-75, West of I-75

Custom cabinets in Pembroke Pines start with a question about location, because the city grew in two distinct stages. The original city was less than a square mile, hemmed in by North Perry Airport and the state hospital. In 1980 land from Flamingo Road west to U.S. 27 was added, roughly doubling the city, and after Hurricane Andrew in 1992 the western subdivisions boomed. Locals call the area west of I-75 "West Pines." A kitchen on either side of the interstate calls for a different plan.

Older homes in the east

Houses in the eastern neighborhoods often date from the 1960s through the 1980s. Kitchens are typically enclosed, with soffits above the upper cabinets and limited counter run. Common updates we design for these homes:

  • Removing or rebuilding soffits so uppers can run taller
  • Reworking a U-shaped layout into an L with a peninsula or small island
  • Replacing a single-door vanity with a drawer base in compact bathrooms
  • Adding a pantry cabinet where a wall oven or desk nook once stood

Before removing any soffit we confirm whether it hides ductwork, plumbing vents or wiring, since that changes the cabinet heights we can build.

Newer houses in West Pines

West of the interstate, the subdivisions boomed after 1992, when thousands of South Miami-Dade residents moved north after Hurricane Andrew; Chapel Trail and Silver Lakes are among the western communities. These homes usually have open kitchens with builder-grade cabinets that are now two or three decades old. Here the job is often an upgrade in quality rather than a full layout change: taller uppers, stronger drawer boxes, a larger island with seating and pantry storage. Refacing can also make sense if the original boxes are dry and sound.

Planning for flood risk

A 2017 study cited on the city's Wikipedia page ranked Pembroke Pines third among U.S. cities most vulnerable to coastal flooding, with about 116,000 residents in FEMA's coastal floodplain. Hurricane Irene in 1999 dropped up to 16 inches of rain, and Wilma brought 92 mph sustained winds in 2005. Water at floor level is the threat that ruins cabinets fastest. Our flood-aware approach:

  • Base cabinets on sealed or adjustable legs with a removable toe-kick panel
  • Plywood or moisture-resistant boxes for all base units, not only the sink
  • Sealed bottom edges on every base cabinet and end panel
  • Laundry and garage cabinets lifted off the slab

None of this makes a kitchen floodproof, but it can limit how much needs replacing after a minor water event.

Households of every age

The Census reports 20.0% of residents are 65 or older, alongside plenty of young families. That range shows up in our designs: some owners want drawer-heavy, low-reach kitchens they can use for decades; others want homework stations, kid-height storage and a big pantry. We ask who uses the room before we draw anything.

Pembroke Pines Questions

Can you remove the soffits in my older Pembroke Pines kitchen?

Often, yes, but we check first. Soffits in older eastern Pembroke Pines homes sometimes conceal ducts, vents or wiring. If something is inside, we can reroute it or design cabinets that work around it, and the quote will say which approach we are taking.

My West Pines house was built after 1992. Should I reface or replace?

If the boxes are solid and the layout works, refacing is a reasonable choice. If the sink base is swollen, drawers sag or you want a bigger island, replacement is usually the better value over time.

What cabinet choices help if my neighborhood floods?

Raised or legged base cabinets, moisture-resistant boxes, sealed bottom edges and removable toe kicks. These limit damage from shallow water but cannot stop a serious flood, so insurance and drainage still matter.
